  Fidelity title did my closing on my last home. At first they seemed thorough and meticulous even when they asked for my financials as the buyer, which I refused because they are not a bank. Then because I paid cash through Fidelity to do some upgrades to my home they asked me to sign an indemnity agreement, which I had a few problems with but was willing to do if they made some edits to my agreement. After several communications they refused, and then they pulled back my extended title insurance because of the builder which I was not under contract with. When I called underwriting to try and negotiate a change to the indemnity I was treated very rudely. Since they would not listen to me, I had to hire a lawyer to negotiate my position. They updated the document after that. When I thought I was good to go, we showed up to closing and the numbers were very wrong. The seller's profits were off by almost $30,000. Needless to say they were upset too! We had to stay at closing for 4 hours trying to find out what was wrong and my husband and builder fixed the numbers; not even our closing agent! The following day we did receive an apology email, but this was not going to make up for the money spent on a lawyer or the additional hours missed at work for closing. I do not recommend Fidelity to close your loan.
